How the process actually works

Stripping is chemical, not abrasive. A stripping solution sits on the floor long enough to dissolve the old finish, then a machine with a stripping pad lifts it, and the slurry is picked up wet. That is the messy, slow part of the job and it is also the part that decides how the floor ends up looking. Skip it, or rush it, and the new coats go on over whatever was left behind — which is exactly why some floors come back yellow within weeks.

Once the tile is bare it gets scrubbed, rinsed and neutralized. Finish will not bond to a floor with stripper residue on it, so this step is not optional. Then the coats go on, thin and even, with drying time between each one. Most jobs take three to four coats.

How long the floor is out of use

Plan for the floor to be off limits for the rest of the day. Foot traffic can usually return after several hours; rolling carts, chairs and furniture need longer, because a finish that feels dry on the surface is still curing underneath. How often it needs doing

It depends entirely on traffic. A busy commercial floor generally needs a full strip and wax about once a year, with polishing in between to keep the gloss up. A quieter office or a home can go considerably longer. Doing it more often than the floor needs is money spent on nothing; letting it go too long means the buildup gets harder to remove and the tile underneath starts taking damage. Strip and wax, or just polishing?

If the finish is intact but has gone dull and scuffed, polishing is faster, cheaper and often all the floor needs. If the finish is discolored, patchy or peeling, polishing will only make the problem shinier. We will tell you which one your floor actually needs when we come to quote — including when the answer is the cheaper one.

What we need from you

Clear the floor of anything small and personal before we arrive. We move furniture, but loose items, cables and stock slow the job down. If the space has to stay open during certain hours, say so when you request the quote so we can plan around it.
