Polishing or stripping — how to tell

This is the question worth getting right, because the two jobs cost very different amounts.

Polishing works the finish that is already on the floor. If that finish is intact but dull, scuffed or flat, buffing brings the gloss back and the floor looks close to new.

Stripping removes the finish entirely. That is what a floor needs when the finish itself has failed: yellowing, discoloration, patches where it has worn through to the tile, or layers of buildup along the edges where a mop never quite reached.

The important part: polishing a floor whose finish has failed makes the problem shinier, not better. The yellowing is in the finish, so buffing it just produces glossy yellow. We will tell you which one your floor needs when we come to look — including when the honest answer is the cheaper job.

What a maintenance rhythm looks like

For a commercial floor, the pattern that works is a full strip and wax roughly once a year, with polishing in between at whatever interval the traffic demands. A busy retail entrance might want it monthly. A quiet office suite might go quarterly. The point of the rhythm is that regular polishing removes wear before it accumulates, which means the annual restoration is a smaller job and the floor lasts longer overall.

Floors that only ever get stripped, with nothing in between, spend most of the year looking worse than they need to and wear through their finish faster.

Timing and disruption

Polishing is dry work with no curing time, so a floor is usually back in service quickly — a major practical difference from stripping and waxing, which takes a floor out for the day. For most businesses this means it can happen after hours or during a quiet stretch without closing anything.
